Summer is here - almost.  We have had 5 great days of sunshine in the Brainerd Lakes Area all in a row....finally!

Questions we hear everyday are:  "What direction is the Brainerd real estate market taking?" and "Are Minnesota lakeshore cabins selling?"

Let us tell you what we are currently experiencing in the Crosslake, Minnesota and Brainerd real estate markets.  The activity level, as it relates to the number of showings taking place at this time of year, is up from prior years.  Sales are being made but only at a pace equal to last year.  We think the weather may well have had an influence on these numbers.  So many buyers have "Smart" phones now and weather applications give a 7 to 14 day forecast.  On rainy weekends we are experiencing a higher than normal rate of appointments being rescheduled in hopes of better weather.  We don't necessarily want to use weather as a crutch, but we do think it is having a bigger influence than we've experienced before.  There is just no sense of urgency in the Brainerd real estate market at this time.

With that being said, we remain cautious and concerned when predicting how the summer Minnesota lakeshore property market will unfold.  We think the next 4 to 6 weeks will be critical and will be the factor in what direction the 2011 Brainerd real estate market will take.  We will be monitoring it closely.

We personally believe that if we can experience a significate surge or sales through this periord it will have a huge affect on buyer confidence going forward.  The area needs SOLD signs and buyers talking about how great thier new Minnesota cabins or Minnesota lake homes are.  We are anxious to see a positive change come this way.
