Good morning!  As spring is finding itself delayed so also is an early spring rebound of the Crosslake - Brainerd Lakes area real estate market.  We still have snow and ice on the ground and we are patiently waiting for warmer weather.  This year ice-out will be delayed 2 to 3 weeks compared to last year.  In 2010 ice-out was on April 3rd which almost set a new record for our area.  last year we experienced a spike in buyer activitiy right after ice-out and we began to see sales.  We anticipate a similar response this year.  We are exveited for what lies ahead.
With prices having continued to decline over the last 4 years, 2011 will be a defining year for real estate in the Brainerd Lakes Area.  We anticipate the market will have a strong chance to establish a base where values will hold and end the declines we have experienced.  The greatest influence in our second home market is the buyers' perception of concerns with the economy and the associated risks of purchase.  The stock market continues its gains and with that is the re-establishment of the wealth needed to be moved back into our areas' real estate market.
With adjustments in market value nearing 40% there is a strong likelihood that the market will find its base this year.  We anticipate an improved buyer response in 2011.  With that inventories will be reduced and stabilization will follow creating a new platform for the area market to grow from.  A reduction of the existing inventory of properties currently in the market is the key.
Being a second home recreational market we are subject to what has in the recent years been considered a discretionary investment.  I have attached a link below to an article from Realty Times Headlines which is a national real estate news network.  I believe it is a correct view of what we have been dealing with.  realtytimes.com/rtpages/20110328_realestateoutlook.htm
